Modcity’s portfolio unit count grew approximately 6.5-fold from 2024 to 2026, from 62 units at year-end 2024 to 406 units as of October 2026. In 2026 alone, we added 260 units, more than 95% of which are three-bedroom homes.
By 2028, we project a development pipeline of 950 units, with completion and lease-up expected by the end of 2030. This pipeline forms part of our broader goal to deliver 1,000 homes by the end of 2030.

We complement this approach with selective acquisitions in established premium neighbourhoods where relative-value opportunities arise, balancing exposure across locations at different stages of growth.
Our focus on spacious three-bedroom homes is intended to support longer tenancies, lower turnover and portfolio resilience through market cycles.
