  • Construction Management

    We efficiently manage construction activity from the project beginning up until the occupancy certificate is issued, and any applicable warranty period thereafter. Our unwavering commitment to the Owner is our strict adherence to the project’s budget, timeline, and quality requirements. We provide transparent monthly cost reporting and full access to all agreements and documents with trades and suppliers undertaken for the project. MODCITY will negotiate the T&Cs and administer all contracts and payments with subcontractors, consultants, and suppliers on behalf of and in the Owner's best interests.

    In this project delivery method, the Owner pays the actual cost of the work, which includes all consultant and subcontractor work, labour, materials, and equipment. We are reimbursed for actual hard costs incurred, plus a fixed or percentage fee for our management services. This structure offers transparency and flexibility, allowing the Owner to benefit from potential cost savings.

  • Design-Build

    The design-build construction method is often referred to as a “turnkey” approach and can be used to complete the most complex projects in a quick and efficient manner. With a design-build agreement, the Owner will hire MODCITY as the sole entity in charge of managing all aspects of the project. MODCITY will hire and manage all trades and consultants, which will facilitate the project team with a single point of contact for all aspects of the project: surveys, architectural plans, engineer plans, permits, schematics, and construction. The client will benefit from the contractor and designers’ inputs as well as the subcontractor’s and suppliers’ recommendations throughout the entire project. This approach offers the possibility for clients to remain involved in every stage of the construction process, and the collaboration will guarantee that the project will run smoothly and maximize the benefits that this approach offers: cost control and efficient construction schedule management.

  • Fixed Cost Construction

    With the fixed-cost project delivery approach, the Owner develops the design prior to approaching MODCITY. As soon as the construction documents are finalized, MODCITY can review them and present our Construction Offer. This approach is simple yet structured. Each design and construction stage is completed independently and in the appropriate order.

  • Land Acquisition & Development Management

    MODCITY prepares detailed financial information, including anticipated development costs, construction costs, and the as-if-complete valuation, and hosts preliminary discussions with planners and architects in order to determine the development potential and value of a property prior to pursuing an investment. Once property value is accurately determined, MODCITY will negotiate T&Cs of the acquisition with the Vendor on behalf of and in the Owner’s best interests.

    Once land is acquired or entered into an agreement for purchase, we begin management over the development process on behalf of the Owner. After an initial pre-application feasibility study and planning opinion, MODCITY will select and collaborate with suitable planners, architects, designers, engineers, surveyors, and other necessary consultants in order to secure appropriate municipal approvals. This planning stage is also the period where we, as the construction firm, provide value engineering with respect to the structural components and material selections, assisting the Owner in attaining a desirable balance between the project objectives and budget.

    The objective of the development stage is to discover and implement the highest-and-best use of the subject property through the engagement of and collaboration with suitable consultants and a thorough review of strategic options, including each option’s associated construction costs and implications, as information becomes available.
